Until now, extremely limited inventory coupled with eager buyers raised the bar substantially to get a “Piece of the American Dream”…But things are changing. The number of homes for sale is increasing around many neighborhoods in Southern California – signaling a shift in the market.

What Determines a Buyer’s or Seller’s Market?

At its core, it all comes down to supply and demand. The balance between how many homes are for sale versus how many buyers are in the market ultimately determines who has more negotiating power.
 
  • A Seller’s Market occurs when there are more buyers than available homes. This gives sellers the advantage—homes sell quickly, often above asking price, and multiple offers are common.
  • A Buyer’s Market happens when there are more homes than buyers. This shifts the advantage to buyers, giving them more options, more time to decide, and often the ability to negotiate better terms, such as price reductions or seller concessions.

While it is still a solid seller’s market in many areas of Southern California, inventory has grown quite a bit nationwide, giving buyers more opportunities than they’ve had in years.
 
In fact, of the 200 of the largest metro areas nationwide, 41 of them ended January 2025 with more homes for sale than they had in pre-pandemic January 2019.
